For the past years, the economic highlight was placed on the real estate market. Due to ominous conditions of the housing market, it is only natural for people to shun from purchasing real property – the same goes for sellers. Fortunately, the real estate arena has been silently picking up in most states especially Florida. The Miami real estate market conditions are beginning to turn for the better.

Market Conditions

Without looking deeper into the real estate market conditions of Florida, most people would conclude that property sales are taking a nosedive for the worst. That apparent illustration is very far from the truth. In fact, experts reveal that home sales of the Miami real estate market are beginning to soar and projected to stabilize in the coming months.

Numbers released by the Florida Association of Realtors are promising. Sales of homes continue to rise as bargain hunters from all over the country flock to purchase homes owned by the bank. Sales of single-family homes in the Miami-Dade County were shown to increase by more than 50 percent as compared to last years findings.

Market Pricing

The positive news of the Miami real estate market and Florida as a whole can be attributed to: a.) the falling prices of high-priced properties, which constitute a larger share in the market, and b.) the decreasing presence of distressed homes entering the market.

Those looking for properties to buy in Miami would be happy to know that the average prices per square foot have dropped to almost 40 percent as compared to last years prices. In actual numbers, this percentage translates to $127. Currently, there are thousands of homes available in Miami. The average price of listed properties are somewhere around $390,000 or a 3% decrease. Of course, home prices for Miami’s more popular neighborhoods are costlier but equally affected by the price drop.

Market Listings

The vast majority of property listings in the Miami real estate market consist of distressed homes. However, the number of foreclosure listings is slowly beginning to decline as market hunters start buying more and more properties. Apartments, condos and some high-priced homes share the remaining slot of available properties. The positive decline of foreclosure properties only suggests that things are starting to get better because sale prices will start to go down and this would definitely affect the prices of other available properties. Compared to the rest of the country, the real estate market of Miami, as well as others parts of Florida, is significantly brighter.

These days, rule #1 in the Online Marketing universe is that you need blogs, articles and books to market yourself and your business. Supposedly, when you write this kind of content, it sort of magically establishes you as an expert in your niche (after all, you’re the person who’s actually writing about it), and it helps you create a relationship with your readers, who are suddenly hearing from you on a regular basis. These two important elements combine, ideally, to make you the person consumers turn to you when they’re ready to buy the kind of product or service you have to offer.

Unfortunately, you may not be a natural writer — or just may not have the time to do it properly — especially if you’re a professional who’s been trained to do other, more meaningful things, like fix people’s teeth or help them save for their retirement. And that can be a problem. Because believe it or not, if your content doesn’t say and do the right things, you might actually be sabotaging yourself. You might be driving potential clients away with the very blogs and articles that are supposed to be attracting them.

So right now, we’re going to offer you some 100% free training on what to do – and what not to do – to make sure your content works for you. Since we do this kind of ghostwriting for a living, these are the rules we like to follow.

We’ll start with the good news – this may put us out of business, but you absolutely do not have to be a professional copywriter to pull this off. The bad news is, it’s not enough to just fill up a page with a random selection of words – although our son once wrote an essay like that in 5th grade and actually got a B.

As ghostwriters for a variety of professionals – marketers, business owners, attorneys, dentists, etc. – we’ve found that it all comes down to 7 basic, but significant, things we do to make our clients’ blogs, articles and books compelling, memorable and above all, readable.

1. FAILURE IS AN OPTION

A lot of the time, when we ghostwrite for people, they’re afraid to give us their best stories – because those stories are about when they screwed up and failed. For example, there was the tax lawyer who had his own IRS nightmare back in the day. We completely understand – nobody wants to look stupid. But the point is, the people we ghostwrite for aren’t stupid. They’re usually very successful. When they did screw up, they learned from it – and the lesson they learned is probably something their readers would find valuable. And even if they don’t, people love triumph-over-adversity stories – and they love it even more when they hear that successful people mess up just like they do!

2. EVERYONE LIKES A GOOD STORY

Quick – what kinds of movies do people go see? Traditional Hollywood types or documentaries? The answer is pretty obvious. Most people are going to spend their $12 to see the new Will Smith blockbuster – instead of, say, a movie about how beavers build dams. They’d rather spend 90 minutes with characters in a story instead of sitting through a lot of dry facts and figures – that’s kind of like school, or work. This is not to say that supplying valuable information isn’t important. You want people to understand what you do and what you’re offering. But relating personal anecdotes that illustrate the information is a different story – a story somebody might actually want to read. You’ll achieve your objective of getting your information out there, PLUS you’ll get people interested in who you are at the same time. Which is what we call a win-win.

3. NOBODY WANTS TO HANG OUT WITH A SALESMAN (OR WOMAN)

Yes, your main, primary, bottom-line objective is always going to be to sell your product or service. You’re doing this to make money, not to win a Pulitzer Prize. But if selling is all you do, you’re not going to win any prizes with your readers. There’s a reason people fast-forward their DVR’s when the commercials come on; nobody wants to just sit there and be sold to. You have to “give to get” – which means either supplying useful info (like we’re doing for you right now!) or entertaining your readers with stories or humor so they keep on reading. You can still sell – just wrap what you’re selling in an entertaining or informative package and it will be a whole lot more effective.

4. BE AUTHENTIC

Back in our screenwriting days, we once had a meeting with a movie producer about rewriting a script. He explained very plaintively that there were two themes in the current version of the screenplay that he just couldn’t reconcile – “Be yourself” and “Don’t be a phony.” Yes, we knew both of those meant the same thing, but, for some reason, he didn’t. “To thine own self be true” is one of Shakespeare’s most famous lines for a reason – people don’t like phonies and they don’t trust them. And if they don’t trust them, they’re not going to buy from them. So be yourself. And don’t be a phony.

Oh, and by the way, the script we mentioned above was about a country where all the residents continually belched and farted. We frankly thought it might be best if they weren’t themselves.

5. HAVE A POINT

CNN host Larry King used to have a “USA Today” column today that we, among others, thought was hilarious – because it was entirely composed of the most random sentences in the world. It had absolutely no point – but he got away with it because it was Larry King. You probably aren’t (if you want to be sure, check and see if you’re you wearing brightly-colored suspenders). Pick a subject, have an opening and a closing and make sure you really have something to say. Yes, it can be silly or a goof, but remember it’s not just you and your friends reading it (hopefully) – you want other people to be able to understand what you’re talking about and feel like they got something out of it.

6. BE MORE THAN YOUR BUSINESS

One day one of us was reading an article by the legendary marketer Dan Kennedy, when he began to talk about how he was a professional harness racer. If you’ve seen pictures of Dan Kennedy, it’s kind of hard to picture him in a sulky behind a horse (at least for us). But it gave us a whole new perspective on the guy. Sharing some of your personal life with your readers helps them see you as an actual human being, instead of just another business person who’s marketing to them. It helps them form a bond with you. Allow some of your humanity to show through in your content and you’ll build online relationships a lot more easily.

7. HUMOR ALWAYS HELPS

When you watch a TV newscast, do you ever notice how the show usually ends? After all the gloom and doom and destruction, they usually wrap things up with a funny, cute story. It usually involves an animal doing something it shouldn’t be able to do, for some reason – like a squirrel driving a car. The TV people do this for a very specific reason – it leaves the viewers with a good feeling after all the horrible stuff that’s been thrown at them for the last half-hour or so. Now, we’re not saying your content is as disturbing as the TV News – unless you’re a dentist writing about infected gums – but the effect is the same. Humor in your content helps you deliver your information in an entertaining way – and a closing joke or one-liner leaves your reader with a smile and a lasting good impression. Do you need to be David Letterman? No. Just be yourself and share what you think is funny. Although as a general rule, make sure it’s a joke you’d be comfortable telling your mom.

Or your priest.

If you don’t feel comfortable doing all seven of these things, that’s okay. The Copy Police aren’t going to hunt you down and shut down your blog or anything. But we do have one overall suggestion we think may be even more important than those other seven. So maybe we should have done eight? Whatever, you’re getting it now. And it is…write like you’re talking to an actual person! Maybe even read what you write out loud. Remember, your goal here isn’t to sound like a professor giving a lecture in school – you don’t need use big words and drown people in arcane facts to prove how smart you are. Because what you will do instead is put people to sleep, or make them feel like they are reading for a homework assignment. Instead, be conversational and accessible. Use contractions, vernacular and be casual. When you’re marketing yourself and forming relationships, what works on the page is the same thing that works when you’re actually meeting someone in person.

Just take a deep breath and talk to them.

There are many different solutions for generating and locating your next lead.

Radio & TV advertising are very popular with companies ready to spend millions for a 60 second Super Bowl spot. Some of those commercials may be memorable, but the ROI of those multi-million dollar investments can be difficult to track. Moreover, while they may be good for generating business long-term and building brand equity, they are usually not the most effective in selling more now.

Direct mail was an oft-seen but now decreasingly used marketing medium, perhaps with the rise of the Internet. While some may argue that the decline in competition makes direct mail more effective, for many companies, it’s still tough to justify a 20 page color brochure when 98% of recipients will immediately put it in the recycling bin. A less expensive alternative may be to send a postcard with a link to a 20-page online brochure. It would also be easier on the environment.

The popularity of print advertising is also on the decline thanks to the Internet. Back in March 2009, The Wall Street Journal had an article about the 10 most endangered newspapers in America. They suggested that 8 of the nation’s 50 largest daily newspapers would stop printing in the next 18 months. They included The Philadelphia Daily News, the Minneapolis Star Tribune, the Miami Herald, the Detroit News and the Boston Globe, to name a few. Why? As we all know, plummeting readership rates. So, not only is the effectiveness of this medium falling, but, as with radio and TV ads, it’s difficult to measure its true impact on sales. It’s like Henry Procter of Procter & Gamble said, “I know I waste half of my advertising dollars… I just wish I knew which half.”

Trade shows have always been a staple of lead generation. The people who attend are generally already looking for a solution in your market space. In fact, that’s why they’re there. But is it effective for creating new leads? The fact is, eighty percent of trade show leads are never followed up on. It seems that trade shows produce more sore feet, aching backs and hoarse voices than actual new business sales leads. While it may be a great way to see what the competition has to offer and catch up with old industry friends, creating qualified leads that turns into business is not a common feature of trade shows.

For some, the answer is cold-calling, good, old-fashioned knocking-on-doors and handing out business cards. In the early 80′s, I was a sales manager for a computer reseller in Chicago. We’d have cold-calling days. Each rep would be assigned a high-rise building in Chicago, and we’d start at the top of the building, visiting each office as we worked our way down. We had a short script, “Hi, my name is Andy. I work for Systems Source just down the block. We sell computers and office products. I’d like to leave you my card.” Sometimes we’d strike up a conversation that would lead to new business but most times not. Was that the most effective use of our time? Maybe back then, without the advances in modern technology, but by today’s standards, probably not. In fact, given that on average ten percent of cold calls actually create opportunities, most of that time prospecting is spent sifting through dead or inactive leads.

Corporate America spends a fortune on generating leads. Unfortunately, most is wasted or not able to be tracked. According to a recent survey by the Yankee Group, up to 80% of all leads are lost as they travel through the average company’s marketing/sales loop. Why is that?

The truth is, sales is about selling something today. Most sales people are focused on this quarter because if they don’t make their number this quarter they might not have a chance to close that deal next quarter. So if prospects aren’t ready to buy now, they often just collect dust in some faraway place in your database.

So how do you really generate ROI on your marketing activities? How do you make the most of your marketing investments? By utilizing best practices in lead generation. This usually consists of the following three-step process.

First, you’ll want to focus your sales energy on prospects who have demonstrated a need for your product instead of shooting randomly into the dark. Think what this could do for your business. Your sales team could interact only with qualified prospects, the ones who come to you looking for your product or service. They’d spend more time consulting with prospects to better understand their needs and even up-selling. Moreover, they would have more time for presentations and demos, instead of spending time on sifting through uninterested or dead leads; in fact, they would have more presentations and demos, period. In short, instead of wearing out shoe leather looking for prospects they’d be closing deals with qualified prospects.

Sounds pretty good, right? But how do you provide your sales team with such great leads?

This brings us to our second point, which is to incorporate a response mechanism into your marketing campaigns. Then you can easily find those who approach you for your goods or services. Now, all of the aforementioned methods of lead generation can incorporate a response mechanism, but the easiest way to generate response is through the Internet.

Everyday Google receives more than 91 million search requests. The top 5 search engines receive more than 200 million requests daily. Yes, some will be looking for what happened on last week’s Lost, but a significant number is searching for a solution just like yours. Plus, if you’re in the #1 spot of the search results page there’s a 56% chance that the reader will click on your link. And chances are, with a specific enough request, you’ll get a new prospect opportunity as well. For example, let’s say you sell hydraulic pumps and you spend enough on SEO that you land the #1 spot on search results. Most people aren’t Googling hydraulic pumps to see what it wore to the Emmy’s last night; they’re there to buy. Users click to your site because they need a hydraulic pump, and you got it. But, you’ve also got yourself a HOT new lead.

And you don’t have to be a Fortune 500 company to use Google Adwords. You can advertise a specific solution in a specific geographic area at a very reasonable cost with amazing results. With the Google content network you can get massive impressions for a fraction of traditional advertising. I’m running a campaign right now that in January had 451,863 impressions and 262 clicks for a total cost of $73.96. Not a bad deal.

Okay, so now, let’s say you’ve got all your marketing media integrated with response mechanisms. You’ve done your search engine optimization so that you’re getting qualified leads via the internet. You’re in great shape, right? Now you’re only interacting with prospects who are interested in your solution.

But not so fast. What if some of your leads don’t want to buy for 6, 12 or 18 months? It’s easy enough for your sales guys to qualify them to find out when they plan to buy so you can focus your efforts on those who are ready to buy now. But what do you do with lead that need some time on the burner? How do you stay in touch with people on a regular basis without spending all of your time staying in touch?

So there is one final step in best practices lead generation – lead nurturing. It’s fast, it’s easy and more importantly, it WORKS.

Start by sorting your contacts into groups. For example, you might sort by solution, industry, company size, interest group or some other category. Once you’ve got them in groups you can communicate relevant information to them as a group. Using lead nurturing software you can personalize the message without having to craft each individual email. You’ll want to touch base regularly but not so often that your contact sees your communication as annoying.

Also, your message must be relevant and be meaningful. Do your research. Think carefully about what you’re going to say. After all, this message might be going to 50 or 100 people who may become 50 or 100 hot new leads. Isn’t it worth the effort to take some time doing it right? Once you’ve crafted the message, you can send personalized emails to all one hundred with a single click of the mouse (with decent marketing automation software).

So, come time to buy, you’ll already be in your prospects’ thoughts. You can even include surveys in your lead nurturing track to provide additional information about your prospects’ needs and purchase timeframe. Then just keep nurturing those cold leads until they’re sales ready.

Of course, you can’t do it all with technology. Tweeting and texting are no replacement for the personal touch. You still need to pick up the phone and speak with your prospects. And you can make your conversation with them even more effective with a cloud-based CRM that records your organization’s complete prior communication with the prospect. But the point is you still need to personally stay in touch with your prospects. Even if it’s only a brief phone call once a month, talk to your prospects.

Lead generation has come a long way since I was handing out business cards. We’ve gone from walking miles on our feet from one lead to the next to emailing promotions and newsletters to hundreds of prospects instantaneously. We used to be limited to the city we lived in and the radius we could drive; now we have instant access (via email) to individuals and companies from here to Myanmar, whenever and wherever. And while some of us miss the days of person to person contact and face time (myself included), who says we can’t have both? Why not use all the advantages that modern technology affords us, but at the same time add our own personal touch by targeted emails, phone calls and touching base from time to time?

The point is this. Don’t sell yourself (and your sales team) short. You can make the best use of your time, resources and efforts, to the effect of dramatically increasing your success and the success of your organization.

For anyone who has been living under a rock, LeBron James is a free agent and will be choosing a team to play for, whether it is his current team the Cavaliers or somewhere new. Even those who choose not to watch ESPN on a regular basis will know this fact because the story has even gone into mainstream, national news stations like Fox News and CNN. LeBron will pick a team, either his current one or a new one, in an hour long national press conference in the very near future. One has to wonder what kind of prep work has to go into setting up for an impromptu news conference like this and there will certainly be a hand cart or hand carts involved as everything from sound equipment to cameras are set up all over the place. In the following few paragraphs a summary will be given of some of the options LeBron has, and then the ramifications of where he chooses will be discussed at the end.

One of the options on the table for the basketball superstar is to stay with his current team the Cavaliers. The Cavs are from Cleveland, very close to James’s hometown of Akron, and clearly have a special place in his heart. The Cleveland economy has also been very positively affected by LeBron playing in the city, as more people go to games and then spend money downtown while at the Cavs games.

While the Cavaliers are more likely than not the frontrunners for LeBron’s signature, there are a few other options on the table as well. One of these options is to go to the Miami Heat, who have recently resigned fellow star Dwayne Wade and brought in new player Chris Bosh, an excellent player in his own right. Experts are saying that going to Miami is probably LeBron’s best chance to win multiple NBA titles because of the strong supporting cast they have just brought in. Furthermore, the Chicago Bulls are an option and they have just signed two time all star Carlos Boozer and who already have an excellent point guard to go with James in Derrick Rose. Lastly, the New York Knicks are a long shot to sign LeBron mainly due to the fact that they are in one of the biggest media cities in the world.

There will be a number of ramifications for LeBron depending on where he winds up playing next year. If, as has been suggested by some experts, LeBron signs with the Miami Heat to play with Chris Bosh and Dwayne Wade he could win a number of league championships. However, it ultimately could be a bad thing for the brand that James wants to turn himself into because people will see that he could not win a title on his own and had to have two or three other stars around him to get him over the hump.

Despite the fact that there are literally thousands of more important things going on in the world right now, LeBron James will soon choose a team where he will play next year via an hour long news special. Finally, America can stop holding its collective breath.

“In this fall – this is very tough – in this fall I am taking my talents to South Beach and play with the Miami Heat.” It is said that sticks and stones may break my bones, but words will never hurt me. Unfortunately, fans of the Cleveland Cavaliers did not expect or want to hear those words from Lebron James. Because with those very words, Lebron not only hurt, but devastated a city that once loved him.

For seven years King James wowed fans in Cleveland and those around the world. He had not only been an exemplary basketball player, but also a model citizen. In todays world of instant news, there was very little if any negative press of Lebron. One decision would change all that. The same fans and owner that had forgiven him for wearing a Yankees hat to Indian games and a Cowboy jacket to Browns games, were now calling him a traitor and the second coming of Benedict Arnold. This is not only wrong, but also hypocritical. Lebron worked for the Cleveland Cavaliers. He was an employee. A very well, high paid employee, but an employee none the less. What he did happens everyday in America. People move on for better opportunities. Now, the method in which he did it may be questionable, but his decision to leave for another team should not be viewed so critically. Imagine being a talented young executive of any organization and feeling that you could not leave your current company for new and better opportunities. Picture being called a traitor by your former boss for leaving to go to an organization that not only you can make better, but can make you better. Why is Lebron any different?

I understand that people feel hurt that there hometown hero has decided to take his talent elsewhere. I get it. But the level of criticism and disgust is appalling. Not to mention Dan Gilbert’s letter to the fans. That was simply ridiculous and should have never seen the light of day. To say an individual that has done so much for that city and team quit is unreasonable. To call him a traitor, amongst other things, is totally unfair. For seven years Mr. Gilbert had an opportunity to assemble some talent around Lebron. He didn’t. One on five can not be fun. And although the Cav’s did have some talent, other than Lebron, no one else seemed to show up for the big games. Lebron needed teammates that played with the hearts of champions or hearts of kings. Just as one man does not a team make, as a team, Together Everyone Accomplishes More. If Lebron had stayed for say five or six more years, developed bad knees and still not have won a championship, what would Cleveland think of him? If after that season, Mr. Gilbert decided to trade the thirty or thirty-one year old, would he be considered a traitor? Of course not. It would simply be a business decision. And Lebron made his while he’s young and has the ability to win multiple championships.

Although the City of Cleveland is not happy with Lebron, most of the country and world for that matter is looking forward to what the Miami Heat will do this season. This team will be one of the biggest attractions in America this fall. Finding tickets to Heat games will be nearly impossible and/or extremely expensive. Can the Miami Thrice win a championship this season? Will they be able to share one ball? Can they assemble a team around them? All that is yet to be answered. But it sure will be fun to watch.

Gold Coast, as Miami Vice almost came to be known, debuted over twenty five years ago. The series was an immediate smash and pioneered a new era in television, being one of the first shows to be broadcast in stereo. It defined a decade in music and fashion and is widely recognised for its massive influence on the latter.

The two main characters; Sonny Crockett and Ricardo Tubbs, were played by Don Johnson and Philip Michael Thomas respectively. In the show, the clothing worn by the detectives was supposed to be part of the ill-gotten gains confiscated from Miami’s drug dealers. Both actors were draped in the most current designer labels of the day and each sported their own distinct dress code.

Much in the same context as Uma Thurman’s line in Pulp Fiction: “You’re either an Elvis or a Beatles’ man, but never both.” Where dress codes were concerned, you were either a Crockett or Tubbs man. I tried both — the Don Johnson look for smart casual nights and the Philip Michael Thomas approach for weddings and job interviews!

Miami Vice’s influence on male fashion in the 1980s was unprecedented. The expertise of designers such as Hugo Boss and Gianni Versace was called upon to ensure that the show’s wardrobe department was up to date with the latest European trends.

One newspaper article at the time reported that on a shopping trip to Milan, $80,000 was spent on clothing for the two main characters — Crockett and Tubbs. The article went on to say that by the time Johnson and Thomas had returned from Italy, they’d gained weight and the clothes didn’t fit!

The summer after season one; I decided to sport the Crockett look for a Saturday night out. Wearing a pastel blue jacket (cuffs rolled back), mint green granddad tee, shiny marine blue chinos and loafers — sockless — I followed my friends through the doors of a London nightclub. Security nabbed me!

The bizarre thing was that the guys had walked in before me looking like Swytek and Zito after a 12 hour stakeout and nothing — not a glance. I strolled in like a dedicated follower of fashion and three flat-nosed giants in Tuxedos moved towards me in perfect synchrony. Ok, so I was dressed like an undercover TV cop posing as a Miami drug dealer — but this was Camden Palace, London not the Babylon Club, Florida!

A few weeks later, at a relative’s wedding, I left the venue with two telephone numbers. One note was placed straight into the pocket of the black satin shirt I wore under my light grey double breasted suit. Yep, the smooth Philip Michael Thomas look worked for me. I was definitely a Tubbs man. Or at least a Tubbs adolescent!

Well Tropical Hurricane Storm Eduardo is finishing up his visit to the United States and next up to bat during this Cape Verde 2006 Atlantic Tropical Hurricane Season is Tropical Storm Florence. Tropical Storm Florence will most likely become a Hurricane by the weekend and most meteorologists agree she could grow in size to a large Hurricane too. Tropical Storm Florence is still a ways out and moving at only 15 knots right now so it will be a long time until she reaches any thing close to the United States.

So far Florida this year has had basically two practice runs with Tropical Storm Alberto and Tropical Storm Eduardo? Tropical Storm Florence has formed early on way out in the Atlantic some 2,000 miles away from South Miami and 900 miles East of the Leeward Islands. Is it time to batten down the hatches again in preparation?

No, not yet too early to tell, however there are not a lot of forces in the way of Tropical Storm Florence’s way such as significant trade winds or other weather patterns nearby, so if she grows big by the time she arrives it could be a significant issue and mean that some serious preparedness and evacuations could be required and well that is the story on the early formation of Tropical Storm Hurricane Florence during the 2006 Atlantic Tropical Hurricane Season, so consider all this in 2006.

Perhaps you have been following the news lately about the newspaper industry. Turns out that nearly every major newspaper publication in the United States is in deep financial trouble, and we all know why; yes, the Internet. Of course, the recession is the other main reason as you probably already guessed. When times are tougher fewer businesses can afford a big advertising budget.
